In June 2026, Kazakhstan recorded 39,053 housing purchase and sale transactions. Compared to May, market activity increased by 28.4%, according to the Bureau of National Statistics. This was reported by Qazaqyia.kz citing Kursiv Media.

The largest number of transactions traditionally occurred in Almaty – 6,841 (17.5% of the total), Astana – 6,436 (16.5%), and Karaganda region – 3,772 (9.7%). The least housing was sold in the Ulytau region, where 360 transactions were registered.

Compared to May, the number of transactions increased in all regions of the country. The most significant growth was recorded in the Mangystau region – by 67.4%, Karaganda region – by 43.4%, and Atyrau region – by 40.9%.

Apartments continued to make up the bulk of the market. In June, 29,432 transactions were made with them, or 75.4% of the total volume. Compared to May, their number increased by 25.9%.

The largest number of apartment transactions was registered in Astana (21.4% of all apartment sales), Almaty (21.2%), and Karaganda region (10.5%). One-bedroom apartments were the most in demand – they were bought 11,348 times in June.

The individual housing market grew even faster. Over the month, the number of transactions increased by 36.7% – to 9,621. Growth was recorded in almost all regions of Kazakhstan. The exception was the East Kazakhstan region, where the number of transactions decreased by 1.4%.

In mid-June, construction and renovation expert Dilyara Seitnurova reported that sales of new apartments in Kazakhstan fell by 20-25% in the first half of the year.

"Today, commercial mortgages in Almaty cost 22-24% per annum. At such rates, buying an apartment on credit becomes too expensive for most families. The market has already felt this: according to experts, sales of new buildings in the first half of 2026 decreased by 20-25% compared to last year," she wrote.

According to her, the main demand is supported by government programs, while commercial mortgages have virtually stopped.

A similar opinion was expressed by oil and gas industry expert Olzhas Baidildinov. He noted that apartment sellers began to offer large discounts after a sharp increase in pension thresholds. The expert himself took advantage of this opportunity.

An AERC review reported that developers in Kazakhstan are forced to reduce prices for completed properties on the primary real estate market. Economy-class apartments lost more than 10% of their value in just May.

According to the BNS, the housing market in Kazakhstan indeed cooled noticeably in May: the number of transactions decreased by 13.5% compared to April and by 10.5% year-on-year. The strongest decline in demand was recorded in Almaty. Analysts note that the May decline is seasonal, but in 2026 it was deeper. Against the backdrop of declining activity, secondary housing prices fell slightly in both Almaty and Astana in May. At the same time, the cost of new buildings in both major cities stabilized and did not change significantly.

At the same time, the latest June statistics show that housing prices in Kazakhstan continued to rise.

Earlier, commercial banks in Kazakhstan, including Halyk and Freedom Bank, launched mortgages under the housing construction savings system (HCSS) similar to Otbasy Bank with rates from 5-10%.
