The cost of renting offices and commercial premises in Kazakhstan continues to rise. Over the year, rents for non-residential premises increased by 4.1%, and compared to the end of 2020, the growth reached 19.3%. This was reported by Qazaqyia.kz citing Kursiv Media.
The most noticeable increase was recorded in Astana, while in some regions rents remained virtually unchanged or even decreased slightly. This is evidenced by data from the Bureau of National Statistics for the second quarter of 2026.
Compared to the first quarter of this year, the commercial rent price index for Kazakhstan was 100.1%, indicating almost unchanged price levels over three months.
However, the situation varied by region.
The largest quarterly increase was recorded in Almaty region, where commercial rent rose by 0.6%. It was followed by Akmola region (0.5%) and Astana (0.4%).
At the same time, a slight decrease in prices was noted in Zhetysu region (–0.5%), Karaganda region (–0.7%), and Atyrau region (–0.3%).
Compared to the second quarter of last year, commercial rent across the country rose by an average of 4.1%.
The highest growth was demonstrated by Astana, where rents increased by 6.7%.
Regions with the most notable growth also included:

The smallest annual change was recorded in Atyrau region, where prices rose by only 0.2%. Slight increases were also noted in Kyzylorda (0.5%) and Almaty regions (1.2%).
The dynamics over recent years are even more pronounced.
Compared to the fourth quarter of 2020, commercial rent in Kazakhstan increased by 19.3%.
The most significant price increases occurred in Akmola region – 32.4%, Aktobe region – 23.8%, Karaganda region – 22.7%, Astana – 21.5%, and Mangystau region – 20%.
At the same time, the most moderate increases in rent over this period were observed in Atyrau region (2.3%), Ulytau (3.1%), Kyzylorda region (3.2%), and Turkestan region (3.4%).
Despite relatively stable dynamics in the second quarter of 2026, the cost of commercial rent in Kazakhstan continues to rise in the long term.
Earlier, a review by AERC reported that developers in Kazakhstan are forced to reduce prices for finished properties on the primary real estate market. Economy-class apartments lost more than 10% of their value in May alone.
According to BNS data, the housing market in Kazakhstan indeed cooled noticeably in May: the number of transactions decreased by 13.5% compared to April and by 10.5% year-on-year. The strongest decline in demand was recorded in Almaty. Analysts note that the May decline is seasonal, but in 2026 it was deeper. Against the backdrop of declining activity, secondary housing prices in May fell slightly in both Almaty and Astana. At the same time, the cost of new buildings in both major cities stabilized and did not change significantly.
Meanwhile, fresh statistics for June show that housing prices in Kazakhstan continued to rise.
