Analysts at OLX Kazakhstan studied the apartment rental market in Almaty for June 2026 and identified the districts with the most affordable and most expensive housing. This was reported by Qazaqyia.kz citing Kursiv Media.
One-bedroom apartments
The most affordable district for renting a one-bedroom apartment in Almaty is Turksib District. On average, housing here can be rented for 128,000 tenge per month. This is the only district in the city where rent did not increase over the year, but rather decreased by 3.3%.
Second place went to Medeu District, where the average rental cost for a one-bedroom apartment was 148,000 tenge. Despite the district's high status, the annual price increase was one of the lowest at 15%.
Third place was taken by Alatau District with an average cost of 157,000 tenge. However, it was here that analysts recorded the most rapid price increase – 70.5% compared to June last year.
Next are Zhetysu District – 161,000 tenge and Nauryzbai District – 167,000 tenge. In both cases, rental costs increased by approximately 46.5% over the year.
In the mid-price segment are Auezov District with an average rental rate of 178,000 tenge and Almaly District – 183,000 tenge.
The most expensive remains Bostandyk District, where renting a one-bedroom apartment costs an average of 189,000 tenge per month. Over the year, the cost increased by about 24%.
Two-bedroom apartments
The most affordable two-bedroom apartments are also in Alatau District, where the average rental cost is 155,000 tenge.
At the same time, prices in Turksib and Zhetysu districts decreased over the year – by 9.8% and 8.3%, respectively.
Prices, on the contrary, rose in Almaly, Nauryzbai and Auezov districts – to 213,000, 217,000 and 232,000 tenge.
The highest rates remain in Medeu and Bostandyk districts. In Medeu District, renting a two-bedroom apartment reached 300,000 tenge per month, increasing by almost 20% over the year. In Bostandyk District, the average cost was 261,000 tenge, virtually unchanged from last year.
Three-bedroom apartments
In the three-bedroom housing market, the highest prices were recorded in Auezov District, where the average rental cost reached 326,000 tenge per month. Over the year, the figure increased by 43.6%.
Apartment costs in Zhetysu District increased by 35.9% to 266,000 tenge, in Nauryzbai District by 15.6% to 260,000 tenge.
In Bostandyk District, renting a three-bedroom apartment costs an average of 313,000 tenge, and in Turksib District – 280,000 tenge.
At the same time, in several districts, the cost of spacious apartments decreased. In Alatau District, renting a three-bedroom apartment fell by 28.3% (to 137,000 tenge), in Medeu District by 17.9% (to 266,000 tenge), and in Almaly District by 8.6% (to 267,000 tenge).
As analysts note, the highest prices traditionally remain in districts with developed transport infrastructure, proximity to business quarters, universities and metro stations. At the same time, active construction of new residential areas is gradually increasing rental costs in peripheral districts of the city.
